Quiet rooms in Leith - weekly let - all bills inc!

Here is the situation

I've got a 3 bedroom (HMO) flat that I've just bought and renovated in the heart of Leith. It's slightly early for the students searching for HMO flats to share with their friends (usually July onwards) so I'm happy to let the rooms individually on a casual, weekly basis for the next few months. Please note: this is not a permanent situation. I'll be expecting to let the entire flat to students from around the end of August.

I think this is ideal for someone looking for a short-term base to search for permanent accommodation, or someone who needs a room for a few weeks / months for work.

About me
========
I don't live in the flat.
I'm a friendly and responsive local landlord who lives just down the road.
I'm a registered landlord and the flat has an HMO license.
I'm understanding of the tough accommodation situation in Edinburgh right now. I've also felt the frustration of trying to search for accommodation in this busy city!

About the flat
============
Located in heart of Leith, just off Leith walk, easy few minutes walk / bus / tram to city centre.
Top floor, traditional tenement building.
The mattresses and beds are brand new and still wrapped in plastic!
The beds are "small double" which is 4ft wide. That means it's bigger than a single bed but slightly smaller than a normal double bed.
I can provide new bedding if you need it.
It's very quiet, cosy and has all the basic amenities you would expect.
Brand new double glazing. Gas central heating.
Lounge with TV.
