Hi! I’m offering my living room intended as a comfortable, quiet weekday base for someone who’s regularly in London for work and wants an easy second home in zone 1. All bills and cleaning (twice monthly) included.

📆Dates & flexibility
Available May onwards. My rate is £720 pcm for working week nights (Mon-Thu nights), which works out to £45 nightly. We can figure out a pattern that suits both of us (e. g. Mon-Thu, Tue-Sat, full weeks).

📍Location
Extremely well connected. Three tube stations and numerous bus lines within 10min walk:
• Paddington (Elizabeth, Bakerloo, Circle, Hammersmith & City): fast to Liverpool St, King’s Cross, Canary Wharf, Heathrow
• Queensway (Central): direct to Bond St, Tottenham Court Rd, City
• Bayswater (Circle, District): Victoria, Kensington

🌳Hyde Park and Notting Hill / Westbourne Grove are within 15min on foot.

🏡The space
You’d have the living room of my one-bed flat: a south facing, bright, calm room with big windows and a leafy outlook. It’s set up to actually live in, not just sleep in:
• Top-spec king-sized sofa bed (Ligne Roset Multy First). Genuinely comfortable, I sleep on it for weeks at a time when my parents visit.
• Floating desk with monitor
• Dining table
• Film projector for evenings off
• High-speed wifi
• Shared kitchen, bath, laundry
• All bills and biweekly cleaning covered

🌻 I keep my bedroom and we can interact as much or as little as you feel comfortable! I’m tidy, quiet, and respectful of space. I’m a busy working professional based in Kings Cross.
