Rental period: from July 2026 to January 2027

Budget:
- £1850pcm + bills (~£150pcm)
- shorter stays may be considered, but would be subject to a slightly higher price (to be discussed depending on length of stay)

Security deposit: £500 (refundable at the end of the term. Payable to reserve the room and as security against damages)

The flat: 100sqm newly refurbished, quiet, bright ground floor flat in an Art Deco mansion block, just off High Street Kensington. Tall ceilings, porterage 7 days a week/CCTV cameras, communal garden, gym (subject to a monthly fee). 5-10mins walk to Earl's Court/High Street Kensington tube stations, Holland Park, and to local cafés/restaurants/bars, gyms, and shops (M&S, Waitrose, Tesco, Sainsburys).

The room: very spacious double bedroom with ensuite shower room. Fully furnished, with Queen sized bed, large desk, chest of drawers, built-in double wardrobes, and wall-mounted TV.

Who you'd be sharing with: live in landlady in my mid 30s + a very calm and clean cat. I enjoy the occasional tea party and dinner party at home, but mostly socialise outside and like home to be a quiet place to go back to. I would like to share with someone like-minded, and with whom to share the occasional meal or exhibition.

About you: clean/tidy, respectful and calm. I'd like someone who will treat the flat as their home and will look after it. No couples, no smoking indoors, no drugs, no regular or heavy drinking.
