*About the room*
Renting out a large double room in a very-well-connected ~1000 sqft, 3 bedroom flat in Highbury. The room comes with a double bed, built in wardrobe, and very large north-facing windows so you get plenty of light. The flat permit is for 3-people max, so this room is single occupancy only (no couples).
Your day-1 rent will be £1050 pcm, but may go up slightly in July. I don’t think the increase will be unreasonable (maybe ~5%) given changes in the Renters Rights Act, the rent increase last July, and the landlord being a good bloke.
Your part of the bills will be about £200 pcm: council tax (band F), electricity, very high-speed internet, and a monthly cleaner.
You will be sharing the large bathroom with the other flatmate. This bathroom has a shower/bath.
*About the flat*
The flat is fully furnished, with a large living room and open-plan kitchen.
The flat is very secure and safe. It is on the top floor of a 4 story building (there are 3 lifts), gated entry, and a concierge (i. e. your amazon packages are safe). The building also has a very large roof garden terrace with seating.
The flat is incredibly well connected: Arsenal Station (Piccadilly; ~6 mins), Drayton Park (National Rail; ~5 mins), Highbury and Islington (Victoria, Overground, National Rail; ~12 mins) and Finsbury Park (Piccadilly, Victoria, National Rail; ~12 mins).
Close to both Highbury Fields and Finsbury Park. There is a Tesco, an off-license, a wine bar, a pub, and a café 2 mins away. The flat has some great restaurants nearby, and we have heaps of gyms in walking distance (Fitness First is 5 mins away).
