The room is fully furnished with a double bed, wardrobe, chest of drawers, under‑bed storage, a bedside cabinet and a wall‑mounted shelving unit, so you can settle in straight away.

All bills are included in the rent (with fair use of amenities).

Transport links are excellent: Upton Park and East Ham (District line), Woodgrange Park (Suffragette line), and both Manor Park and Forest Gate (Elizabeth line) are around 10–18 minutes on foot. Stratford is an easy 15‑minute bus ride. Several bus stops are also just 2-6 minutes away depending on your route.

You’ll find plenty of shops nearby - Tesco, Iceland, Lidl, Aldi, Boots and Superdrug are all within walking distance, with Sainsbury’s and Morrisons a short bus ride away. Street parking is available with a permit, which is free and simple to apply for.

A bit about us: I’m 44, male, and work from home full‑time in film distribution. My housemate is 24, female, and works full‑time too, with the occasional WFH day. She’s been here just over two years, and our previous housemate stayed for four years before moving in with her boyfriend. We’re both pretty chilled - into food, films and general downtime. She’s a gym person whereas i don't even know where the closest gym is.

We’re ideally looking for a female housemate who’s easy‑going, sociable and up for the occasional shared meal or drink. Being a great cook would be a bonus, but having a sense of humour is far more important.

Cleanliness and tidiness matter to us - just the usual expectation that everyone cleans up after themselves without needing reminders.

Lastly, I have a beautiful 4‑year‑old British short-hair cat, so you’ll need to be comfortable living with him too.
