It has 5 private studios and 5 furnished rooms, so the house is shared between a small international mix of postgraduate students and working professionals. Most residents are busy with university or full-time work, so the atmosphere is generally calm and respectful.

This is not a party house — it suits someone who wants a clean, safe and friendly place to come home to after work or study.

• Separate laundry room with 2 washing machines & 2 dryers (free use)

The studios are self-contained, so the kitchen is mainly used by the room tenants and rarely crowded.

Location is excellent — 5 minutes to King’s Cross St Pancras, walking distance to UCL, SOAS, hospitals and many central London offices. Ideal for a postgraduate student, researcher or young professional.

All bills are included in the rent. Only £20 fixed electric bill. The property is Council Tax Band A (lowest band). If you are a full-time student you will usually be exempt from council tax.
