Hi there,
Location: M147AZ near UOM, City centre
House is located just south of Plattfields park on a quiet Cul de sac but 1 minute walk to bus stop only. It's a modern house with 2 kitchen, 2 extra bathrooms as ensuite, 4 parking. 2 rooms allocated for lodgers.
I have a private lounge, kitchen and personal bathrooms.

Note: the picture of lounge is now converted as a second kitchen for landlord use.

There’s a locked shed for bycicle. A massive garden and gated for security.

Must be clean , respectful and friendly.
Proof for good lodging- Previous lodgers were mature students - PhD’s , Masters, final year graduating students or young professionals stayed and renewed contracts.

Students are council tax free . £600/ month.

Live in landlady with 20 years/ professional experience.

Need to know:
Not for guest overnight stay . Single occupancy per room only.
No drug taking for leisure, non smoking, no alcohol binging, no criminal activities.
Maximum 2 days WFH is fine ( professional).

Payments:
All bills are inclusive including Council tax.

Expected from you:
Ensure leaving the kitchen and bathroom clean after use.
Chores( 15 minutes) per week.

References are check.
