Furnished room with small double ottoman bed, drawers, shelves, a wardrobe space and an under-stairs cupboard. Also contains a desk, chair, TV, bedside table and lamp, which can be changed or removed at the lodger's discretion. Decoration can also be changed in consultation.

Room on the first floor. Beautiful views on the garden and the Downs, great sunrises.
Access to the upstairs bathroom, downstairs toilets, fully equipped kitchen, dining room and large garden - but the living room is NOT offered as a shared space.

On a hilly area with beautiful views, with a café, post office and corner shop less than 3 minutes from the house.
Close to 5 and 52 buses, which take you to the city centre in 20 minutes.
Free on-street parking, a rare thing in Brighton! Easy access to A23 and A27. You are welcome to park your bike in the garage.

Utilities bills included, but NOT Council Tax.
Heating usually at 17-18°C during the day and 19-20°C in the evening. There is a thermostatic valve on the radiator of the room.
Low hot water pressure but there's an electric shower in the bath.
Fibre 500 WiFi included.

Unless exempt, you will need to cover the additional 25% council tax that your presence in the house will incur - i. e. £51/month.

I work from home mostly, and my partner stays regularly. My teenage boy lives upstairs half of the time. When not at college, he plays digital piano in his room and analogue drums in the garden room - but never more than an hour at a time.
We sometimes have guests who stay in the living room, but not often, and advance warning will be provided. Happy to have a conversation if and when you would like to have guest(s).

We would welcome a lodger regardless of their age, sex, gender, ethnicity, religion, disability, neuro-diversity or sexual orientation, provided they are clean, easy going and respectful; humour is definitely valued, although not necessarily embodied (!).
